Structural steelwork alteration in progress, West Sussex

01 — Structural Works

Structural Alterations & Load-Bearing Wall Removal

Structural work is the core of what we do. We install steel beams, remove load-bearing walls, carry out chimney breast removals, form knock-throughs and open-plan kitchen-diners, and carry out propping, padstones and structural repairs across West Sussex.

We work closely with structural engineers and Building Control so the work is planned, calculated and built correctly. Where you already have drawings and calculations, we will review them and quote on the agreed scope. Where you do not, we can recommend trusted professionals before the build begins.

What this typically includes

A clear, properly planned scope of works

  • 01To supply and install steel beams (RSJs) to structural engineer's design and calculations.
  • 02To remove load-bearing walls and form openings with temporary propping throughout.
  • 03To carry out chimney breast removal with appropriate support and making good to the structure above.
  • 04To supply and bed padstones and bearings as specified.
  • 05To make good all disturbed surfaces ready for finishing.
  • 06To liaise with Building Control for inspection and sign-off.

Scope is indicative and confirmed per project against your drawings, structural information and site conditions.

Common questions

Frequently asked questions

Do I need a structural engineer to remove a load-bearing wall?
Yes — and we coordinate this for you. A structural engineer designs the steel beam specification, calculates the load paths, and produces the drawings Building Control require. We work with trusted West Sussex structural engineers and include their coordination in our process from the start.
Do I need Building Control approval for chimney breast removal?
Yes. Chimney breast removal is notifiable structural work and requires Building Control approval in almost all cases. The structure above — whether a chimney stack, a floor joist, or a shared party wall — must be properly assessed and supported. We manage the Building Control notification, coordinate inspections, and obtain sign-off on your behalf.
How long does chimney breast removal take?
Most chimney breast removals take two to four days on site, depending on how many floors are involved, the extent of the stack, and the making-good required. Where the chimney breast runs through multiple storeys, we agree the full scope and programme with you before starting so there are no surprises.
Do I need Building Control approval for load-bearing wall removal?
Yes. Removing a load-bearing wall is notifiable structural work and requires Building Control approval. We manage all notifications, coordinate the required inspections, and obtain final sign-off on your behalf, so you end up with a fully compliant, certified alteration.
How long does it take to remove a load-bearing wall?
Most load-bearing wall removals take two to five days on site, depending on the beam span, the extent of temporary propping, and the making-good required. We give you a clear programme before starting so you know what to expect at each stage.
Will my house need to be propped while the wall is removed?
Yes — temporary propping is always required before any load-bearing structure is touched. We install the props before cutting begins, keep them in place until the steel beam is fully bedded and bearing correctly, and remove them once all structural requirements are met.
