03 — Outbuildings & Garden Rooms
Outbuildings, Garden Rooms & Sauna Buildings
We build detached garden rooms, home studios, outbuildings and sauna buildings — properly insulated, weatherproof spaces designed for year-round use.
Each build is planned around how you intend to use the space and the character of the property and garden, with the same structural discipline we bring to every project.

Common questions
Frequently asked questions
- Do I need planning permission for a garden room?
- Most garden rooms and outbuildings fall under Permitted Development, provided they meet the size, height and positioning rules and are not on listed or designated land. We recommend a prior approval check with your local planning authority before starting — rules vary by plot and location.
- Can a garden room be used all year round?
- Yes — if it is properly insulated, weatherproofed and ventilated. The structures we build are designed for year-round use, with insulated floors, walls and roofs, double-glazed doors and windows, and durable external finishes suited to the West Sussex climate.
- Does an outbuilding need foundations?
- Yes — we always form a proper concrete base or strip foundation suited to the ground conditions and the size of the structure. A solid, level base is what makes a timber-frame or blockwork outbuilding last. We assess the ground conditions before specifying the foundation type.
- What is the difference between a garden room and a shed?
- A garden room is a properly insulated, finished structure suitable for use as a home office, studio or leisure space. A shed is typically uninsulated storage. The buildings we construct are garden rooms and outbuildings — designed to be used, not just stored in.
